As the first port of call for many of Bekdon Richards' tenants, Cynthia Imbriano is the vital first link in the chain of our landlords' investment success. As our Head of Property Management, Cynthia is the first person that prospective tenants meet at open-for-inspections, the first person to show the benefits of a property, and the first person to encourage them to take an application to rent. It's no surprise then that Cynthia says she believes first impressions count - both the impression a well-presented property can make on future tenants, as well as a prospective tenants suitability.
"While it's my job to ensure that a property is presented in the best possible light, open-for-inspections also provide an excellent opportunity to meet potential tenants in the clear light of day." A skilled judge of character, Cynthia takes time to chat, understand tenants' needs and gauge their potential suitability. "It's about achieving a perfect match" she says. "My first priority is to find a good long-term tenant for my landlords and to do that the tenant and the property have to match."
But Cynthia's role doesn't end with meeting, greeting, assessing and approving potential tenants... it's about the property too. "A key part of my role is ensuring that the condition of the property is catalogued, recorded and maintained in consistent fashion. The condition report is the first step in the systematised maintenance schedule that protects our landlords' investment."
Passionate about every aspect of property - from the smallest smudge on a Condition Report, to the biggest rental negotiated in the portfolio, Cynthia finds very aspect of real estate fascinating. A potential investor who has an active plan in place to purchase her first property soon, Cynthia spends weekends reading the property pages, researching on line... and, her favourite thing, attending auctions to possibly see who her future clients may be!
