Whether it's providing a warm welcome at open-for-inspections, building rapport with potential tenants or chatting to referees in support of a new application, Jacob Smycz has what it takes to represent his landlords and their properties at their best. A natural "people person", Jacob's easy-going nature belies a ready ability to assess character and determine a suitable match with a particular property.
Interested in every aspect of the industry, Jacob's studies in Commerce and Property at Deakin University have built on his natural talents. Well-versed in the systems and strategies that ensure a successful tenancy, Jacob is a highly organised professional with a strong understanding of the need for accurate records, stringent referral processes and clear and timely feedback.
Always pro-active, Jacob is quick to lock-in the best tenant for a given property, while never being shy to re-direct prospective tenants to something more appropriate. "Reference checking is at the heart of good tenant selection," says Jacob. "On-line resources are a start, but talking to people is crucial. Nominated referees are the first step, but there's always someone else, an HR staffer or boss' boss, who can help ensure the best match and safest choice for my landlord's property."
Always approachable and highly pro-active, Jacob keeps an open line of communication with tenants and landlords alike. "Even though I'm in a leasing role, I'm there to sell the house, its benefits, its extras and the lifestyle it offers" he says. "But sometimes the biggest benefit I can bring to landlords is provide feedback or pass on the compliments or criticisms of potential renters.
Born and bred in the eastern suburbs, Jacob was a keen soccer player in his "before-real estate" days and continues to maintain close ties with Glen Waverley Soccer Club as an active volunteer and strong networker. While planning to buy his first property before too long, Jacob has been involved in the rental market over a long period - there's simply no better judge of what makes a good tenant... and what it takes to be a successful landlord.
